Just about any sub-prime will take you 100% at that score. Talk to a good broker, because the rates vary widely.

Wow tough deal, your score is fine but not for stated and 100% refinance. Go to www.optoutprescreen.com and select opt out for 5 years. This should get your score up enough to get over 600 and be able to exactly what your looking to do. You may need to wait 7-10 business days for the score to improve.
